Approval Pathways
Depending on your block's zoning, lot size and site conditions, there are multiple approval pathways available. The NSW Low and Mid-Rise Housing reform (LMR) has opened new dual occupancy opportunities in many R2 zones. Complying Development (CDC) can fast-track compliant projects through a private certifier. For more complex sites — heritage-affected lots, non-complying designs, or areas with character controls — a full Development Application (DA) through Council is the right path. We assess which pathway works best for your specific land before any design work begins.

The Inner West includes some of Sydney's most heritage-sensitive suburbs. Strict conservation areas and character controls mean that even a significant renovation requires careful planning — this is not a simple knockdown-and-rebuild zone.
