Approval Pathways
North Shore lots vary enormously — from harbour-front sandstone blocks in Hunters Hill to 1,000m²+ family blocks in Pymble and Turramurra. The NSW Low and Mid-Rise Housing reform (LMR) has created new dual occupancy opportunities near transport nodes. Complying Development (CDC) can fast-track straightforward projects through a private certifier. For heritage-affected lots, sloping sites, or blocks with tree preservation orders, a full Development Application (DA) through Council is often the right path. We assess what works best for your specific land before any design work begins.
Heritage, Trees & Bushfire
The North Shore is defined by its mature canopy, heritage streetscapes and bushland edges. Multiple councils enforce strict Heritage Conservation Areas, Tree Preservation Orders and bushfire BAL requirements — sometimes all three on the same block. We understand these constraints and design around them from day one, not as a variation after contract.
